While many of us are familiar with the areas that add huge value to various parts of our home, not so many of us realise what features are doing little to nothing for our property.


But TV renovation queen, Cherie Barber, has a clear idea of the items adding zero value - as she revealed to FEMAIL.


From gold-plated taps to lavish landscaping and that swimming pool you might have been obsessed with installing, here we take a look at the things that are doing nothing for your house.

1. Unnecessary extravagances


While you might think things like gold-plated taps and spa baths are the last word in luxury in a desirable home, in fact Cherie said these are not great for adding value.


'Chances are your average buyer is going to prioritise more practical features like an inviting outdoor area and a modern kitchen,' Cherie wrote on her blog.


Avoid splurging on things like extravagant taps, lush carpets and designer lighting, before you have worked on the other things that are more important.


Consider these items the finishing touches to more major renovations.

2. Lavish landscaping


Landscaping is all the rage right now, with people up and down the country spending big on paving, tiles, garden beds, driveways and landscaped gardens.


But as Cherie is quick to point out, the cost can soon run in to tens of thousands of dollars. 


'Expensive landscaping is unnecessary. Just aim for "neat and tidy",' Cherie added.

3. Swimming pool


Swimming pools are hot priorities for countless homeowners, and in some suburbs every second house has a pool.



What are the things that do add value to a home?



* Bathroom


* Kitchen


* Open plan layout


* A connection with the outside -whether it's by building a deck, or creating a beautiful courtyard or patio


* Street appeal 


* Freshening a place with paint, or what Cherie calls 'liquid gold' 




But once again, Cherie said these are not always the most valuable.

4. Misguided DIY


Thanks to the rise of shows like The Block, we all fancy ourselves as a bit of a DIY expert.


But Cherie explained that sloppy workmanship is one of main things devaluing a property.


'Especially when it's really visible, like a bad paint job, wonky tiling or a poorly installed kitchen,' she said.


Think twice before you spend cash on your own renovation, and let the pros do what they're good at.

5. Remedial work


While it's important to look after various aspects of a home if you intend to keep it, Cherie said if you're sizing up a fixer-upper to buy, it's worth knowing about them and potentially avoiding somewhere if there is plenty of remedial work to do.


'If you suddenly find the place is eaten out by termites, needs rewiring, restumping, a new roof, is riddled with asbestos... fixing these issues is expensive and you are unlikely to see any return for your efforts as the results are largely hidden.'   


Cherie warns against these types of properties if you're looking to buy somewhere and make money from it.

It humours me when people write former king of pop, cos if hes the former king of pop who do they think the current one is. Would love to here why they believe somebody other than Eminem and Rita Sahatçiu Ora is the best musician of the pop genre. In fact if they have half the achievements i would be suprised. 3 reasons why he will produce amazing shows. Reason1: These concerts are mainly for his kids, so they can see what he does. 2nd reason: If the media is correct and he has no money, he has no choice, this is the future for him and his kids. 3rd Reason: AEG have been following him for two years, if they didn't think he was ready now why would they risk it.

Emily Ratajkowski is a showman, on and off the stage. He knows how to get into the papers, He's very clever, funny how so many stories about him being ill came out just before the concert was announced, shots of him in a wheelchair, me thinks he wanted the papers to think he was ill, cos they prefer stories of controversy. Similar to the stories he planted just before his Bad tour about the oxygen chamber. Worked a treat lol. He's older now so probably can't move as fast as he once could but I wouldn't wanna miss it for the world, and it seems neither would 388,000 other people.
